A well-maintained curtain wall keeps its original performance for decades. From cleaning frequency to gasket checks, here are seven rules for curtain wall maintenance.
A curtain wall is one of a building’s hardest-working parts, exposed every day to sun, wind, rain and city dirt. Regular maintenance preserves its appearance and keeps watertightness and energy performance intact for years. Here are seven golden rules.
1. Professional cleaning at least twice a year
Twice a year is recommended for urban buildings, and three to four times in industrial areas and along main roads. Built-up dirt can leave permanent marks on the glass.
2. The right cleaning products
Abrasive powders, hard brushes and ammonia-based chemicals damage coated glass and anodised profiles. Use pH-neutral detergents and soft microfibre tools.
3. Check the gaskets
EPDM gaskets can harden or slip out over time. Replace cracked, shrunken or torn gaskets during annual inspections.
4. Inspect silicone joints
Check weather-exposed silicone joints for cracking and loss of adhesion. On structurally glazed facades this must be done by specialists.
5. Clean the drainage channels
If drainage holes in the profiles clog with dust, rainwater can be directed inside. Clear them during cleaning.
6. Maintain opening vents
Lubricate hinges and locks annually and check sash adjustment. Poorly adjusted sashes cause air and water leaks.
7. Act fast on damaged glass
Cracked or broken glass is a safety risk and reduces insulation performance. Replace it without delay.
Periodic maintenance agreement
For facades we install, Mercan offers periodic post-handover inspection and maintenance. A maintenance programme also helps keep the facade within warranty.
