Why do facade cladding prices vary so much from project to project? We explain the eight key factors behind the cost per square metre — from materials and scaffolding to fire rating and detailed design — and how to get an accurate quote.

“How much does facade cladding cost per square metre?” is the question we hear most. The short answer: there is no single price per m². Quotes for two different buildings of the same area can vary significantly, and most of the difference comes from technical details that are not obvious at first glance. In this article we explain the eight key factors that determine cost on facade cladding projects in Bursa.

1. The chosen system and material

The biggest cost item is the cladding material itself. Aluminium composite panels, solid aluminium, HPL, ceramic, natural stone and curtain wall systems all differ in material and labour costs. A glass curtain wall, for example, usually costs more per m² than composite cladding because of profiles, glass and structural silicone.

2. Panel thickness, coating and fire rating

For composite panels, 4 mm total thickness with 0.5 mm aluminium skins is standard. PVDF coating costs more than polyester but keeps its colour far longer. Most important is the fire rating: A2 mineral-core panels cost more than class B (FR) panels, but they are the safe choice for tall buildings.

3. Substructure type

The carrier can be aluminium or galvanised steel. Aluminium is lighter and corrosion-resistant; steel can be more economical on some projects. Sliding connections for thermal expansion and thermal break pads improve quality and are reflected in the price.

4. Insulation requirements

Ventilated facades usually include stone wool insulation behind the cladding. Its thickness is set by the building’s energy performance target and directly affects the cost per m².

5. Building height and access

As height increases, scaffolding, mast climbers or cranes become necessary. Taller buildings also face higher wind loads, requiring stronger profiles and anchors. Narrow streets and restricted site space extend labour time too.

6. Facade complexity

A flat facade of repeating modules does not cost the same as one with many corners, curves, window reveals and special junctions. Every special detail means extra fabrication and installation time.

7. New build or renovation?

On existing buildings, removing old cladding, repairing render, removing debris and phasing work around occupants increase costs. On new builds, the facade progresses in coordination with the structure and is usually more efficient.

8. Detailed design and engineering

Quotes given without structural calculations, anchor layouts and fabrication drawings may look cheaper at first. But revisions on site, waste and possible leak repairs often raise the total cost considerably. Working with a company that includes engineering in its quote is the most economical choice in the long run.

How to get an accurate quote

  • Share the architectural drawings or up-to-date photos of the building.
  • Ask for an on-site survey and measurement.
  • Make sure quotes state the material brand, thickness, fire rating and substructure type.
  • Make the schedule and warranty terms part of the contract.
